Commercial Pool Maintenance in Twinsburg, OH and the East Suburbs

Chemical controllers, feeders and the documented records a public pool needs — across five county health districts. About a quarter of our work is commercial. Serving Twinsburg, Solon, Hudson and the Route 91 corridor.

The Local Health District

A Commercial Pool Answers to Somebody

That is the whole difference, and it changes what a service contract has to deliver.

A back-garden pool has one stakeholder. A public or semi-public pool — an HOA, an apartment complex, a club, a hotel — is licensed and inspected, and in Ohio that sits with the local health district rather than with the state directly.

Which matters here because our service area crosses five counties. Cuyahoga, Summit, Portage, Lake and Geauga each run their own health district, so a commercial pool in Solon answers to a different authority than one in Aurora, Hudson or Bainbridge. Inspection routines, paperwork expectations and the people who turn up are not identical across those lines.

What that means practically: the service has to produce records that satisfy whoever inspects your pool, not a generic standard. We work across all five and we will talk to your inspector.

What Was Tested, and When

Records Are Half the Service

For a residential customer the written sheet after each visit is a useful extra. For a commercial operator it is a compliance document.

Every visit produces a record of what was tested, what it read, what was dosed, and anything noticed. On a commercial pool that record is the thing that demonstrates the pool was being managed between inspections — and it is what an operator reaches for when a question is asked after the fact.

Why that is worth more than it sounds: an operator with a documented chemistry history is in a completely different position from one relying on memory, both with an inspector and with an insurer or a manufacturer. It is also the thing most commonly missing when we take over a contract from somebody else.

Automated Chemical Control

This is the part residential pool companies generally cannot help with, and it is where most of our commercial work sits.

A commercial pool does not get dosed by hand twice a week. It runs a controller measuring sanitiser and pH continuously and driving feeders that correct them, so the water sits inside its band rather than sawing between visits.

We service, repair and replace the commercial controller and feeder brands:

Those four are named because we actually work on them. The full list, including the residential equipment brands, is on brands we service.

What goes wrong with them, in rough order of frequency: probes drifting out of calibration and needing recalibration against a titrated reference; feed tubes perishing in a peristaltic pump; suction and injection fittings failing; flow cells silting up so the controller is reading stale water; and controllers losing their settings after a power event.

The failure mode worth understanding: a controller reading wrongly is worse than no controller, because it will confidently correct toward the wrong number. A probe that has drifted does not announce it. That is why calibration against an independent test is part of a visit rather than an annual event — and why a test-strip is not an adequate reference for calibrating anything.

Independent Testing, Verified

What a Commercial Visit Covers

Built around your pool and its regime rather than a fixed package, but generally:

Independent water testing — we titrate rather than rely on the controller's own reading, because the controller is the thing being checked.

Controller and probe verification, and recalibration where it has drifted.

Feeder inspection — tubes, fittings, suction lines, chemical stock levels.

Sanitiser and pH management, whether the pool chlorinates or brominates.

Equipment operation check — pumps, filters, heaters, and the electrical bond.

Filter attention — backwashing as needed, and offsite cartridge cleaning at $125 where that is the system.

Metal management where the fill water needs it — a sequesterant or chelateing agent, particularly on well supply.

A written record, every visit.

Commercial maintenance is quoted rather than listed, because bather load, pool size, the equipment fitted and your inspection regime all change what the work actually is.

Openings, Closings and the Off Season

A commercial pool has the same Northeast Ohio problem as a residential one, with more at stake.

Freeze damage to a commercial pad is not a domestic inconvenience — it is a plant room out of action, and it surfaces in the thaw when the pool is due to open for a season somebody has already taken bookings for. So the close matters more, not less. See pool openings and closings.

Equipment problems found in the autumn close can be dealt with over winter, when the pool is not earning. Equipment problems found at the spring opening cannot.

Cleaning, Lifeguarding, Building

What We Do Not Do

Worth being direct, because commercial enquiries often bundle these in.

We do not clean pools. No vacuuming, brushing or skimming as a service — see pool maintenance for the reasoning. On a commercial pool the cleaning is usually handled by site staff or a separate contract, and we work alongside that.

We are not lifeguards, and we do not manage your operation. We look after the water and the equipment.

We do not build pools, and we do not do above-ground pools, hot tubs or spas.

Inspections and Repairs

Also Useful to Commercial Operators

Pool inspections — a condition assessment of a pool and its plant, which is worth having before taking on a property or a contract.

Pool equipment repair — a $150 service call covers up to the first hour of diagnosis or repair.

Pool automation — residential-style automation, which is a different discipline from commercial chemical control but overlaps on pumps, heaters and valves.

Frequently Asked Questions

Do you service commercial and HOA pools?

Yes — about a quarter of our work is commercial. That includes HOA and apartment pools, clubs and hotels, and the automated chemical control a public pool runs on rather than hand dosing.

Which health district covers my pool?

It depends on your county, and our service area crosses five of them — Cuyahoga, Summit, Portage, Lake and Geauga. Ohio delegates public-pool licensing and inspection to local health districts, so a pool in Solon answers to a different authority than one in Aurora or Bainbridge. We work across all five and we will talk to your inspector.

What commercial equipment do you work on?

Controllers and chemical feeders from BECS, Chemtrol, Stenner and Blue-White, alongside the pumps, filters and heaters on the pad. Those are brands most residential pool companies never touch, and they are the reason commercial operators call us.

Do you provide records for inspections?

Every visit, as standard. The record covers what was tested, what it read, what was dosed and anything noticed — which is what demonstrates the pool was managed between inspections. It is the thing most commonly missing when we take over a contract from another company.

Do you clean commercial pools?

No. We look after the water and the equipment — testing, dosing, controller and feeder work, filtration and equipment repair. Cleaning is normally handled by site staff or a separate contract, and we work alongside that without friction.
